A VITAL ELEMENT  for CPD for letting agents -  this one day course will make sure you and your staff are up-to-date and the rapidly changing legal elements of managing tenancies.

As landlords become more demanding and knowledgeable the letting agent has to be more than one step ahead. This course will help you prevent problems from arising and keep litigious landlords at bay.

This course has been created by one of the country’s most experienced trainers - Dave Absalom who has run Landlord Advice Line for over 10 years  including service to the Residential Landlords Association. He is well placed to keep both Landlords and Tenants up to speed with the law.

This new course covers the following topics

  1. Matters to address with the landlord, e.g. Land Registry check for ownership, mortgage, and restrictive covenant information.
  2. Tenancy Deposit Scheme
  3. Condition of the property:  certificates, check in and check out inventory, periodic inspections and the law regarding entry. Garden inventories. Fitness and the Housing Health & Safety Rating System (HHSRS). Energy performance certificates and rented properties.
  4. Unfair Contract Terms in management agreements. If you think you can charge commission “for as long as the tenant continues to occupy the property” – THINK AGAIN. The Office of Fair Trading says you cannot. And there are many more unfair terms you need to be aware of.  The Holding Deposit Receipt form- if that states that the deposit is non refundable you are in trouble.
  5. Guarantors and best practice.
  6. Notices S8 and S21 and possession proceedings
  7. Tenancy types
  8. The law on harassment & unlawful eviction. This area of law is very one sided and you can unwittingly fall foul of the law, especially when a tenant disappears . Get it wrong and it costs a lot of money.
  9. Neighbour problems.
