With the introduction of the Tenancy Deposit schemes landlords who create a poor Inventory will not be successful in claiming against the tenant's deposit for damage caused by them.
Many Landlords "INVENTORY" is in fact a list of items in the property with no indication of the condition of those items at the start of the tenancy.
Our course shows you how to create an Inventory which lists the items and shows how to evaluate their condition in a way that any other person looking at the report can understand. We show how to have a disciplined approach so that you miss nothing at all.
By combining Housing Health & Safety Rating System (HHSRS) & Inventory means the house meets with current legislation requirements.
The Housing Act 2004 introduced the Housing Health and Safety Rating System. It replaces fitness standards under the old environmental health rules.
Landlords and letting agents have a duty to make sure that a property they rent out is “Fit” at the time of letting. If it is not fit, you can be prosecuted.
HHSRS has created 29 “Categories of Hazard” which now have to be considered in relation to your tenants, particularly children under five and the over 60’s. Your responsibilities range from security and lighting to heating and ventilation among many.
The course will take you through the Categories of Hazard, and explain what an Environmental Health Officer will do to arrive at a “score” for the hazard rating of your property.
Score too high and you could receive an Enforcement Notice. On the course you will learn how and when to Appeal the notice.
NB - The RLA cannot deal with individual, detailed cases relating the HHSRS because of the nature of the letters which some Councils are currently issuing. If you think you could be liable under an HHSRS assessment, ACT NOW, and get the knowledge from the latest RLA course. It could save your health, as well as your wealth.
