Advertise for Tenants
Consider prefered tenant and media. Web, local papers, local employers and estate agents on finders fee. RLA site free for members Homes2rent

Tenants apply
- Use an application that clearly states you will do credit checks.
- Always obtain and National Insurance number and Next of Kin.
Select and reference tenants
- Take and issue receipt for deposit.
- Credit credit via the RLA only £10.
- Write to Character references these provide no more than a place to start to trace tenants.
- Write to Employer, again only to establish where they work- employers are unlikely to give poor references to employees.
- Write to previous Landlord - note it has been known for some Landlords to give favourable references to poor tenants so they will vacate.
Pre Tenancy
- Decide and agree intervals of property inspections
- Agree a precise and thorough inventory with tenant
- complete standing order for rent
- If applicable complete Housing Benefit application
- Both sign and Issue Tenancy Agreement
Tenancy Commenced
- Issue Section 21b- notice to vacate
- Landlord to notify Utility companies and council tax of new tenancy
- Note if lease less than 6 months Landlord liable for Council tax and must collect payment from Tenant
