notice of underletting by the freeholder

one of our landlords who owns an appt which we rent out has received correspondence from the management company of the block , conncerning fees that are charged when the property is sublet , this is a fee charged for the notice of underletting by the freeholder . they say that Notice of underletting is required as a condition of the lease and lasts for the duration of the tenancy agreement .This authorization must be served from the freeholder for each and every tenancy period or will see the leaseholder in breach of terms in their lease .They say they register each and every tenancy period as per the lease with a minimum term of six months .
