reducing rent to keep tenant

i have a tenant that is complaining about some essential work that the council is carrying out. her contract expires in may. she was informed that works were to be carried out before she moved in. she is implying that the rent be reduced to compensate her for the noise and scafolding around the property. I am prepared to reduce her rent for two months, but i would like to know how this affects the existing contract.
