Arrears of one tenant of four - joint contract (Public Helpdesk Query)

anonymouse

7 February 2010

I have four students living in my rented house. They should each pay £360 pcm. Three tenants are up to date with the rent but one owes five months rent. The other tenants are ultimately liable but I think this tenant may leave the country without paying. It will take a long time to resolve this if she does not pay. I am insured for non-payment of rent but not sure at what point I can claim. A friend suggested asking for the passport of the tenant in arrears but I am not sure if this is legal or practical. What should I do in the first instance? She keeps telling me she has paid in money but nothing appears in my account.
