Landlords can now have a dedicated call centre offering 24 hour help and assistance.

First National Property Maintenance, which operates exclusively for landlords can arrange an extensive array of emergency and regular repair, maintenance and certification services. There is also a reporting service covering property and tenants.

Tradesmen pools operate on a 'cell' structure, so that First National can promise a 30 minute call out anywhere in the country. Rates are standard across the country.

If achieved, Government promises to cut red tape for small businesses could give a boost to the residential letting industry. But, warned RLA Chairman Martin Moylan, past expressions of similar sentiments have had little impact.

'Landlords are 'being crippled by red tape', said Moylan. 'Thoughtless laws' are strangling the sector 'and something undoubtedly needs to be done'.

The RLA welcomed acknowledgement of the need to cut bureaucracy. 'We believe it will eventually lead to a shortage in property and higher rents as thousands of landlords will be effectively forced to leave the marketplace', commented the RLA chairman.
