Section 21 Update

Still confused about how to serve a section 21 come October, as we know many landlords are? The Deregulation Act 2015 imposed new rules on landlords wanting to gain possession back of their property through the no fault eviction notice. The changes first came into force on the 1st of October 2015 but only applied where the Assured Shorthold Tenancy (AST) started or was renewed for new fixed terms after that date. The rules will apply retrospectively from the 1st of October 2018 and from then Deregulation Act changes will apply to all ASTs. Understanding the new rules including amended time limits is key to avoiding unnecessary disputes and court delays.

Carrie is a Non-Executive Director for the RLA. She is a landlord herself buying her first property at the age of 23, she continues to build her portfolio.

Carrie spent 7 years working at Shelter as a caseworker and then a housing law trainer. She left Shelter to start her own property management company in which she is now a Director. She provides training courses on behalf of the RLA and provides support services to the RLA landlord advice team. She holds a degree in Psychology from University of Wales Bangor and a Certificate in Mortgage Advice and Practice.

Alex NolanTrainer, RLA

Alex has 10 years' experience in the property industry and has been a trainer for both the RLA and a large nationwide letting agent for the majority. Alex designs and delivers many of our classroom courses and assists in the creation of our online content.

Alex is responsible for ensuring that the complex and ever changing regulations applied to the rental sector are translated and simplified to assist all landlords and agents to ensure they are compliant.

Alex believes that in order for landlords to comply with the legislation put in front of them then they must be given the tools and support to do this.
