Does the new law in Wales re handbasin/toilet in properties apply to non HMO's.

We have a small house with two bedrooms upstairs and the third bedroom in the front 'lounge'.
we have a seperate rear lounge and also a seperate kitchen

The current toilet is in the bathroom on the second floor.

Do we therefore need to put in a seperate toilet and basin. To do this woulod disrupt tenants who use the only available space as a small study area.

If we must comply how long will we have to complete works - as it will be difficult to carry out these works with tenants in situ.
