A prospective tenant wants to rent long term (last place was 8 years). That suits me but I'm doing the AST for 12 months in line with my mortgage rules.

My query is what is best to do at the end of 12 months? Should I re-do an AST for another 12 months (and every year after) or just let it lapse into a statutory periodic tenancy? What are the pros and cons?

I imagine every couple of years it's safer to re-do an AST just to keep up with legal changes but every year seems a bit extreme and I don't want to make the tenant feel they might be kicked out after 12 months as I do want them long-term.

Advice appreciated.
