Good afternoon. I have a rental property in Sheffield. On the 1st of June 3 tenants signed a 12 month AST with me for the period 1st July 2016 to 30th June 2017. They are charged "Per room" at arate of £250.00 pcm. All 3 paid the first months rent and paid a deposit which I registered with the TDS. On the 18th of July one of the tenants sent me a text message saying he was leaving the property as his work contract was cancelled. I immediately stated that he had signed a 12 month contract and was liable for the term. He then replied with a sarcastic "good luck with that etc etc"
I have now sent him a pre-action letter giving him 28 days to mediate prior to taking this to a small claims court. Do you feel this is the correct action on my part or should I be doing something different??
