We have a tenancy ending on October 7 where it is likely that the tenant will want to renew. Under mortgage regs we need to put in place a new 12 month tenancy rather than moving to statutory periodic tenancy. Just wondering if we should serve a section 21 to ensure possession if the tenant decides not to renew, and if so by what date? Also, when can a new tenancy contract be signed - can this be done in advance to negate need for section 21 , for example? Thanks
