I let a property which was let to 2 people on 6.5.15 for 12 month joint AST. after 6.5.16 I confirmed it was continuing as Stat. periodic AST, it is TDS protected. On 1.6.16 tenant asked, all by email, 'how much notice to give' I replied '1 month' she said on 2.6.16 'OK thanks.Can u give u that from today then please?' Despite this and although they have moved out about 3 weeks ago still got stuff personal effects etc in property, holding keys, coming and going and deny me access to view etc. and wont commit to going. Spoke to lady in your dept who said this is written notice means I can say give them 1 more week to clear then change locks and store her 'goods' somewhere for 3 months? The have paid no rent for 6/8 weeks or so!!Is this a correct and safe course of action - they are very tricky tenants eg kept dogs/cats in breact of agreement - cats left for 2 weeks after they moved out!!
