Hi

I work for a property management agents and one of our fully managed properties requires a full rewire following a report from British Gas for a "notice of potentially dangerous situation", we then sent one of our approved electricians to carry out an electrical installation test and they have advised that the property requires a rewire due to the age and condition of the current electrical installation.

I have tried to contact the landlord numerous times with the quote for the rewire by letter sent by recorded del and leaving phone messages and they are not responding or getting back to me.

Where do we stand from a health and safety point view? Would the landlord be liable? What further action can wetake?
