After a bad experience with our first tenant, who left the property in a very poor state, we are looking to advertise again as soon as we are able.

This first tenant was found by an estate agent, who omitted to mention we should register the deposit they passed on to us. This caused us so many problems and the deposit duly returned. We do not have alot of confidence in using estate agents now, but may need to.

If we find a tenant ourselves we will use the RLA to do all of the referencing.

We know we can get all of the check lists and forms we need from here. We have a current EPC and gas safety certificate and electric was all checked before start of letting in Jan 2014.

We will take plenty of photos of property before next tenant comes in, along with inventory.

It has also been mentioned about a section 21 at the start of the tenancy. When would we do this? We will start with a 6 month AST and then go onto a rolling tenancy and inspect property every 3 months to start and then 6 monthly.

We would appreciate any advice. (I do have Elbow's check list to help.)
