Every year my ground rent agent fails to send me a bill, although they claim to have done so - this bill is supposed to be sent to the property but the tenant says it hasn't arrived and he's very reliable. They then claim to have sent at least 3 reminders (which also don't arrive) and then start putting admin charges on the bill.
On top of this, I paid them "in full and final settlement" last year and they're now trying to argue the toss over that! These guys are dodgy but are relying on the fact that section 11 apparently gives them right to charge the admin fees, irrespective. They don't email me, they don't phone to chase anything up. They just allegedly slam out paper reminders that don't arrive and then "kerching!" start adding charges. Can they do this legally?
