A 4 bed house of mine has come up to let and the best candidates are 2 young couples who want to share the house. They have a property owning guarantor, who I believe is one of their fathers.

My question is, who should I put on the tenancy? Should I put all 4 of them on one tenancy, and make them 'jointly and severally liable' so that if one (or more likely 2) of them move out, the remaining tenants (and the guarantor) will still be liable to pay ALL of the rent?

Or are there benefits to just putting one or two of them on the tenancy?
