Hi

i have some prospective tenants who want to move into one of my properties. They are part of a scheme run by the local council whereby the council acts as guarantor so the tenant doesnt have to provide a deposit. However the council limits the guarantee to the equivelent of 4 weeks rent. However the tenants have a pet dog anfd I am mindful that ,if the dog was destructive the normal deposit would not be enough to cover it. Normally I would ask for extra on the deposit to cover damage by the dog or specialist cleaning etc. . The tenants have agreed to pay this extra money. My query is this. Does the money qualify as a deposit and have to be protected in the normal way or can i class it as some sort of bond to cover pet damage only and therefore not protect it? regards harvey shropshire
