Hi I have a four bed student let and took 4x£300 as deposit with RLA AST and DepsositGuard protection for one sum of £1200 with four names on the cert. It is likely that deductions will be necessary from all tenants for cleaning etc but one of the four tenants has damaged a door frame but withheld rent of £375 for the last month, leaving insufficient funds in her part of the deposit. Am I within my rights to withhold deductions as necessary from the full £1200 to cover communal areas and repairs to an individual's door? This effectively means the other housemates taking a share in paying for repairs necessitated by only one tenant?
