I have a property that is currently on a rolling contract. The contract was one with two named persons on it (a couple). The couple have recently split up with one moving out. The other person wants to stay and live there on his own which I do not have a problem with and assures me he is perfectly capable of paying the rent on his own. I would like to keep the contract rolling as the property will be due a rent review soon (it hasn't had one for a number of years) but not yet. Can I continue letting the property on the current contract even though one of the original (and named) tenants has left or do I need to complete a new contract with the remaining tenant?
