Our tenants contacted us late Saturday evening to say the heating wasn't working, we suspect it's the pump. Our heating engineer was due to come out today but his van is not working this morning. We have arranged now for tomorrow morning contacted the tenants to let them know, taken heaters round so at least they have some warmth but they have said property will be empty all day tomorrow and have given us a key and permission to enter to fix the problem.
My question is do we need anything in writing, are we classed as trespassing? Also should we offer compensation to cover extra electricity used by heaters?
