I have purchased a large HMO - it had previously been run by a national charity for 35 years and had provided 10 bedrooms with a communal living area / bathrooms / kitchen.

I am refurbishing the property and keeping the number of units the same.

The lender who I am looking to remortgage the property with has stated that they would like the planning use confirmed by a local planning officer.

I have spoken to the officer and he states that for the period the charity owned the property the planning use was as a sui generis hostel / HMO and a change of use application may be needed to alter this to a plain sui generis HMO.

Is this correct? I believed that as there has been no material change it would not require a change of use application from one sui generis use class to another?..
