Hope I have done this right.
My tenant is on a periodic tenancy from 3/1/07, On 12/1/07 I handed them a notice of rent increase effective from 1/3/07. together with a new tenancy agreement also effective from 1/3/07, and S21 notice. I gave a covering note explaining that if they accepted the (small) increase then to sign a copy of the S21 and tenancy and return to me prior to 19thJan,(I Live in the next street). I put on the note that if they did not accept the new increase/agreement then I would take it that they wished to terminate the tenancy.
My question is......If they do nothing by the 19th jan should I re-issue S21, or give them a letter to quit as the S21 was served on 12thJan.
Advice greatly appreciated as I would like to sell if they don't accept the increase.
