Hello, I am wondering if I can charge a fee for missed appointments agreed with the tenant. I recently had an occasion where the tenant reported an issue and arranged with the tenant for a contractor to visit the property but the tenant was not home. Can I charge a fee should it happen again as it is likely the contractor will charge me next time?

Also I do provide terms and conditions at the pre-tenancy stage which includes any fees I may charge to the tenant which they sign but does this need to be incorporated in the AST such as a clause "The tenant agrees to comply with the attached Terms and Conditions prescribed by the landlord".

Your advice would be greatly appreciated.
