Hi, I have new tenants who have recently moved in to one of my properties. Overnight a pipe leading to the bathroom sink has burst and began to flood the bathroom. This awoke the tenant, they were unable to contact me, so called an emergency plumber. The plumber came and replaced the pipe and tap. The plumber has charged £150 call out charge, £150 per hour (2 hours) and £180 for parts. The tenant now wants me to pay this bill. Who is liable?
