I intend to create a new AST to new tenants but want to include what I understand is known as a 'break clause' allowing the tenant to end the agreement after a minimum of 4 months subject to certain conditions so they will not be liable for the last 2 months of the fixed term tenancy of 6 months provided the conditions are satisfied.

Firstly, is it possible to incorporate such a clause within the first six months of a new AST without losing its shorthold status? If so, do the RLA have a prescribed AST format available on the web-site that includes such a clause? If not, I would like to know a suitable, prescribed wording for such a clause to be incorporated into the wording of your standard AST document.
