Hi, I have served s21 and applied to court for possession with the hefty 3 packs of photocopies necessary. I have received a 'notice of Issue' back from the courts which was served on 18 January. It states I have 14 days for tenant to file a defence. My questions are:

  1. do you count weekends, if so 14 days would be 2nd Feb, do I tear off and send slip back if nothing has been received after 2nd Feb and not before?
  2. I make no contact with her? I want to know what she is going to do, if she just walks out and leaves my property open all sorts of other issues could happen.
  3. what are the next steps after slip sent back and no contact has been had?
