I have 2 tenants who have rent arrears, they are on a periodic tenancy paying monthly rent. They had been been making a good attempt at paying the arrears except last month they didn't pay the full rent or any arrears. I have since heard they have moved out this week, the property has been emptied. I am happy for them to have gone but they are ignoring my attempts to contact them to get keys back and a tenancy surrender notice signed by them. I have heard of an abandonment notice that I can serve on them but cant find a suitable template.
I will serve by email, post to the property and known relatives address.
What is the best way to proceed
