I see that in regards to taking a deposit it now must be placed within an approved scheme. Your website also advises about taking an additional months rent instead of a deposit to get around this and getting a written form signed to say that this is not a deposit.
However, when the tenant lefts the property how do I recover any cost caused by damage etc. if the money has been said not to be for this purpose. Does this only cover if the tenant leaves without paying their last months rent.
