We have a tenant who has been in property for 10+ years, he has no gas going into property, every year when the other rooms have gas safety tests carried out, this room in unable to have the test performed as there is no gas. the tenant has £100's of pound of debt on the meter. we would like to know where we stand legally? we are also in process of removing the tenant as his room is disgusting and smells due to having a dog there (in breech of contract), he is on housing benefit and my solicitor has advised we must have all certification uptp date as the council will cause us problems if we don't have them.
