Have a problem student tenant who is coming near to end of tenancy.His finish date is 11am 28th June on the contract and a Section 21B was issued and signed by him at the time. He has emailed me to say he has new digs, but everytime I say I will come and collect the keys on the 28th there is excuses how he cant get his stuff out before midnight so he will have to stay etc. etc.He has given me a post dated cheque for september 09 to cover Junes rent, so
a) do I still have to provide services such as the internet, and b)what can I legally do to get him out on 28th. Is court the only option which will take weeks and be expensive. Also I have arranged for workmen and scaffolding for repairs which cant be done if he is still in residence. Cancelling this will also cost.

Can you advise me please
