Considering the new Deposit rules, Can I ask 2 months rent and 2 months deposit in advance? Is this possible (as long as the tenant is willing to pay)? Or alternatively a month rent and 3 months deposit in advance?

Surely this is a business decision, and I will be more than happy to place the 3 months worth of deposit in the said deposit schemes.

As you can understand I am just trying to protect myself from non-paying (problem tenant) as all of you know problem tenants can get away with 5 or 6 months (on average) unpaid rent when they are eventually evicted by the courts, and the landlord is left picking up the pieces.
