I have an inherited property that has been let through an agent for the past 4 years.

I have built up a good relationship with the tenants now &want to take over the managing myself rather than go through the agent. I have always paid for the top rate management fee but have had a hands on style myself &coped with any problems personally rather than go through the agent.

If I dump the agent &take it on myself is there anything that says the agent has right to an 'introduction fee' or perpetual percentage for getting the tenants in the first place?

Also, a good start, I messed up my details - my surname is Avila, (James is my middle name). Can you please amend accordingly?
