I have had a major leak at a property, and the tenants have had to vacate to temporary accommodation. My insurer is covering the damage, however the tenant is claiming he wants 1500 to cover his damaged contents. Despite the fact my tenancy, and my welcome pack, state tenants need to cover their own contents. The tenant reported an issue before christmas, I sent the plumber. Tenant claims my plumbers failed to spot a problem, that he was not happy with plumber, despite not informing me. So he blames my plumber for the flood.
Am I liable for contents if my plumber never spotted a loose joint? Or should tenants have come back to me and report he still had a problem. I know the leak was caused by frost, but just need to cover all angles.
