Tenant didn't pay Aug & Sept 09 rent but as has rented for 6 years with no problems didn't go down possession route. After warnings finally went to Small Claims for arrears. Bailiffs have now washed their hands of it as say unable to "meet debtor or gain peaceful entry". Rent paid Oct 09 to Aug 10 but not since then. I know she is still there as rubbish in bins, cat, and neighbours info.

As this has already been in small claims do I now have to start with Section 8 etc etc and wait for Court hearing. There is obviously no point applying for arrears so should I just apply for possession and try debt collectors? If so does anyone know of good reputable debt collectors in West Yorkshire?

I won't be using Small Claims again!
