Dear Experience Landlords

Can you claim the following additional cost through the Claims Court?

1a. Loss of earnings due to cleaning and repairs highlighted on
check-out report (it took 3 weeks to complete)

2a. Monthly management fees for lack of services e.g. late rental
2-3 weeks over a period of 7 months (my mortgage company charges
32 per letter)

2b. Inspection visits that did not take place as per contract

3. Stress (swamped with telephones and emails)

and what would be an acceptable amount for points 2b and 3?
