I tenant who is almost 3 months arrears in her rent. I have tried to contact her, without success, but have not yet served any notices. I tried to call her today and discovered that her landline is no longer connected and her mobile is also turned off. I have also emailed the latest email address that I have for her and received no reply. The website for her business is also no longer active.

The property is near to my home, so I called by on my way back from town this afternoon. The property appeared to be empty (I have not been inside). A neighbour told me that my tenant moved out a couple of weeks ago, with all of her things taken in a removal van.

An upstairs window in the property is wide open.

I have 2 questions:

Am I allowed to I enter the property to secure it?
Am I able to claim possession?
