My tenants 12month A.S.T is due to expire on 30th January 2012. My agent has written to say that if the tenants wish to stay they will contact them and draw up a new extension Tenancy Agreement which will mean I will have to pay an extra 125. They are also saying that they will propose a rental increase of 55 pcm at the same time. Can they insist that the tenants take out a new agreement instead of the existing tenancy rolling on to a monthly contract with no extra costs? I would still like to increase the rent. How would I do this if the tenancy were to roll on?
