I let my house via Ludlow Thompson and wa unhappy with the tennats but was very pressured by LT. They took 18 moth of fees immediately as they are doing the rent collection but after a very difficult 6 months I have had to get the tenants to surrender the tenancy early due to noise complaints and now council involvement. LT are claiming they do not owe any refund of fees and will only refund past the break clause of 1 year term if I relet via them. They have told me to recoup this loss from the tenants deposit and their contract does say the deposit can be held for any losses to the landlord but is theis legal? I am also unsure if this would stand up under the new deposit protection scheme. Can you advise?
