Can you outline the procedure that should be followed in the case of student tenants where some of the tenants re-sign for another year, replacing some of the previous year's tenants with new tenants. In this instance, the following problems are faced: -

1. The returning tenants are not vacating the property so the opportunity to inspect is extremely restricted. Disputes between the vacating tenants and the returning tenants may arise.

2. The bond held for the returning tenants is normally retained, and although it is re-insured under the tenancy regulations for the new AST, it is impractical to resolve any deductions that may be necessary at this stage for the old tenancy and they would therefore normally be made at the end of the following year's tenancy.
