We have rented our flat to the same tenants through the same letting agent for 18 months. Due to a member of staff leaving, the service we receive from the letting agents deteriorated to the extent that we wanted to change agents at the end of the last tenancy period.
We were advised by the letting agents that as they found the tenants we were obliged to carry on using them and the only way we could change agents would be to change the tenants (which we didn't want to). They also suggested paying them a reduced fee and moving to another agency.
Given that the time was short and we are currently based overseas, we saw no other choice than to continue with their services.

We would be grateful for advice as to whether this is correct?
