Further to recent thread, my tenant wants to leave early. They say this is because of an attempted break in at the property. They have a crime number but the circumstances are fishy as nothing was stolen and there is no evidence of damage to the point of alleged entry.

I have agreed that they can leave early provided they continue to pay rent and utilities up to the date I get a new tenant installed .

Can I charge them any reasonable costs incurred in finding a new tenant ? I have paid for advertising and two long trips to the property to do viewings and changeover.

What are the genereal rules about early release from an AST ?
