I have a reliable tenant and every year (he has been my tenant for 3 years) I renew his tenancy with another 12 month AST and a Section 21 notice. He has been happy with this. Is this Ok or would it be better not to bother and just let it go periodic? (although I can imagine this may worry the tenant). Could someone explain the advantages or more importantly the disadvantages for me as the landlord of going periodic? Thanks
