We have bought a property recently on vacant possession. On the day of completion we were told that the tenant had not vacated and wanted to stay there. However as we had signed on vacant possession we stuck to our decision that we wanted the tenant out.

the solicitor sent us a rent authority from the vendor and said we had now completed.We think this is breach of contract.

We also found out later that the tenant is not under any agreement.

My questions are

1.Can we give the tenant 1 months notice as their is no AST involved here and ask him to leave considering vendors solicitors is now not ready to talk to us about this matter and considers the case completed.

2. Can we make a complaint against the solicitors regulatory authority as he has actually breached contract and has been dubious in his dealing with the whole matter.

3.How strong will the contract signed by the vendor on vacant possession stand in court.
