For a couple of my flats I initially use a letting agent for an introductory service and I then manage all day to day affairs with my tenants with whom I have a good rapport and they are now into their 5th tenancy year.
Each time they renew the agreement the agent insists on re-referencing even though they are in the same professional job .
I'm sure this is just to justify the fee of 8% of their annual rent. I'm satisfied re-referencing is not necessary and the tenancy agrement just needs to be renewed.
I would be grateful for your advice as I also do not wish to antagonise the agent but would like to know what an appropriate fee should be.
