We have Tenants that have resided in one of our properties for over a year and have only paid their Rent on time twice in that time. On occasion we have charged them after sending letters, calling etc and they have had a catelogue of excuses. However, they are now not responding at all. On a previous inspection I had reason to believe that there was possibly another family living in the property with them. I mentioned nothing however, the lead tenant rang some weeks later and asked if her sister who was coming over to the UK from Ghana with her family could reside with them and would we sign the legal documentation to allow them into the country. we asked that she put her request in writing but heard nothing more. What do we do? Can we issue a Section 8 without them being 2 months in arrears given the track record? All help much appreciated!
