We have AST Fixed term agreement for two Students (both have guarantors) which does not expire until July this year. During the Tenancy one of the Tenants went from being a Student to claiming HB. Although the HB tenant paid Nov & Dec 2012 rent late the rent is up to date for now.

The other Tenant (Student) parents are concerned about the debts HB Tenant may be getting into and have told us if we do not evict the HB Tenant they will move their daughter out. They feel we should inform the HB tenant's Father (guarantor) of the change of circumstances, however the HB Tenant has pleaded with us not to because of their culture she would be disowned by the Family.

We are in a very difficult situation and we have made it clear to the Students Parents, that as Landlords we cannot get involved with our Tenants personal affairs, we will only contact HB's Guarantor if the rent is not paid, plus as the HB Tenant is no longer in arrears with the rent, she has every right to remain in the property, it is up to them if they wish to move their (Student) daughter out, but they will still bound by the terms and conditions of the AST Agreement and will have to continue paying the rent until the end of tenancy or until a new suitable tenant has been found and has signed a new AST Agreement.

We are going to meet the Student and Parents at the property to check the Student out on Saturday and get the Student sign off on the Inventory they are going to give us a signed letter stating Student wishes to move out and hand over the keys.

Have also prepared Section 21 for HB Tenant and Student Tenant to sign, if possible.

Sorry for long message, but is there anything else we need to do to cover outselves??
