Dear Fellow Landlords,

I have a shared house with student tenants. One tenant who has lived in the house over the summer without the others being there has emailed me to say that he is finding the untidiness of the others hard to handle since they returned a few weeks ago. He is new to the house and is very tidy and they are your average students who were in the house previously and were tidy sometimes depending on essay deadlines/exams etc and I've certainly had worse over the years!

He would now like to look for another house and see if he can replace himself but I'm reluctant to go down this route as it is nearly re letting time for the academic year 2012-2013 and quite frankly this can be stressful enough without combining it with replacing a current tenant, if indeed this is now possible as the term has started. Although I would expect him to do the donkey work I would still have to do tenant checks/agreement/protect the deposit etc. He is also paying slightly more as he is part of a couple and I would not expect to receive this from another individual student so there is a cost implication.

I have offered to intercede with the others once he has made an effort to negotiate with them if they can't come to a reasonable compromise on the general level of tidiness in the house.

I feel my stance is reasonable and fair, what do you think?
