I am in the process of selling the rental property and want to serve the tenant a S21. The tenant is currently on a monthly Periodic Tenancy and the cycle starts on the 8th of each month (this is also the rental payment date).
Please confirm that the correct S21 to serve is the Section 21(4)(a)?
Do I need to serve it on the cycle start date? (e.g.serve it on the 08 Dec 2014 and have the expiry date listed as 07 or 08 Feb 2015 (2 months later)?
Or can I serve it at any time from now, but ensure the expiry date is 2 months later?
