We are dealing with a troublesome tenant who is part of a house share consisting of 3 students. The tenant has carried out the following despite verbal and written warnings.

1. Smoking of cannabis on the premises by the tenant in question as well as her guests.
2. General disregard for the property and fellow tenants, despite being made aware of the shared house rules which all tenants were made aware of.
3. Having guests who are exhibiting antisocial behaviour on the premises on a consistent basis.

She is an oversea student who is on a fixed term 12 month AST however has paid the 12 month rent upfront. We are planning on serving a section 8 on ground 14 to get her to leave, can you advise if we need to return any of the rent paid or can we retain the funds on the basis that she signed a 12 month AST?
